Many do NOT monitor the Internet, MLS or classifieds (IMC). Here’s why: a) Full-time job and other obligations; b) Traveling; c) No Internet access (seniors own a greater percentage of real estate and often have no Internet access); d) Sellers rarely monitor the IMC because buyers are not normally found there. Sellers not thinking of exchanging (like buyers) are even less likely to monitor the IMC; and e) the responsibility of monitoring the IMC was delegated to someone who failed to do this.

Those without a vast database of buyers willing to exchange property for Chico Area property are not able to EFFECTIVELY advertise “For Exchange” and tend to think an exchange is not achievable. They, along with those who do not know the benefits and advantages of exchanging and mistakenly think exchanges are complicated, often do not advertise their properties or listings “For Exchange” (even though an exchange can greatly benefit them and their clients).
