WHY MY EXCHANGE PROGRAM IS ENORMOUSLY VALUABLE IN SELLING YOUR CHICO AREA PROPERTY SOONER AND FOR A HIGHER PRICE (NO EXCHANGE)

  1. Some of the sellers that receive our postcards and emails have sold or refinanced their property and are looking to buy property LIKE YOURS.

  2. My postcards and emails are shared with family and friends who may simply buy yours. I’ve SOLD listings because of this.

  3. The additional buyers attracted to your property primarily because it was offered “For Exchange” may be willing and able to purchase yours with CASH and a new loan.

  4. If you are offered unacceptable property, I will consider buying it if paid 6% and its value is less than yours. If I buy it (as I have done in the past for my listing clients), your buyer will be able to purchase your property so you can enjoy a sale (no exchange). This can also be very helpful when you receive an offer that is acceptable EXCEPT for it being contingent on your buyer FIRST selling property.

  5. The more buyers that know about your property, the more offers you receive. You receive even more and better offers while realistically priced because the best buyers (willing to pay top dollar) often pass on over-priced properties. Comprehensive and effective marketing while realistically priced improve your chances of a bidding-war to sell for a higher price sooner. The very best marketing is much less effective while overpriced. Realistic pricing helps explain why bank owned properties (REO’s) often sell for top dollar.

The higher price you receive due to my EXTRA 1,000 + quality buyers and other effective strategies (trade secrets) and your savings in holding and traveling costs (because you sold SOONER), offsets much of the commission.

I can help some cash-short and cash-conserving BUYERS purchase your property by buying their lesser property. Some buyers have sufficient credit and income to qualify for a loan, but cannot get the loan for your property due to a cash-shortage. Allowing them to use their lesser property as a down payment can be the difference in them qualifying or not qualifying for a new loan. Some buyers have plenty of cash, income and good credit, but will not buy your property unless they can use their property.

Sellers have told me countless times that they had an eager buyer for their Chico Area property while it was listed with another real estate office; however, they weren’t able to sell it because their buyer FIRST had to sell property but didn’t. Because I would have purchased some of those buyer properties, I would have SOLD some of the seller properties that other brokers couldn’t—IF those sellers had listed with me.

My willingness to accept equity in (buy) property in lieu of a cash commission will make more offers (property) acceptable and turn more “Lookers” into buyers—and therefore help you sell sooner, and for a higher price.

Offering your property “For Exchange,” captivates, enables and motivates more buyers to purchase your property. Sending postcards and emails to my 1,000 + BUYERS eager to purchase Chico Area property due to selling or refinancing their property or exchange property for Chico Area property, whether you are willing to exchange or not, is an ADDITIONAL WAY to SELL your property—and if you are not EFFECTIVELY offering it "For Sale or Exchange," you are MISSING OUT on opportunities to SELL your property.
